BIG changes to canadian mortgages

What this means for the new home buyer: You must qualify for the 5yr rate EVEN if you will be using a lower rate for lower payments.

Want to buy a Rental / Investment property? You have to save up for a bit more. No longer can you just put down 5%.. they have changed this to a min. 20% down.

Own a home already? Want to do some renos or paydown debt with some of the equity in your home? This can still be done, but you can only re-finance 90% of a home from the previous 95%. Ie: Your home is valued at $300,000.00, you have $50,000.00 in equity that you'd like to use, a maximum of $20,000 is avail. for use.
